González highlights the role of industrialised systems in affordable housing construction

Álvaro González, the Delegate for Housing Policy and President of the Municipal Housing and Land Company of Madrid (EMVS), inaugurated the Modular Solutions Summit Madrid, an event organised by BioEconomic to explore the possibilities of industrialised and modular construction in the building sector.

During his speech, González discussed how these systems contribute to reducing construction timelines, optimising materials, and improving the efficiency of construction processes, as well as their potential applications in the development of public housing.

One example of industrialised construction is cross-laminated timber, used in the EMVS project Iberia Loreto 1, which includes 52 homes. This technique allows for the manufacturing of construction elements in a factory setting, which are then assembled on-site, helping to shorten execution times, optimise material use, reduce waste, and lower the carbon footprint of buildings. In this instance, the construction was completed in 17 months, compared to the 24 months typically expected for traditional systems.

Among the industrialised solutions are three-dimensional modules, which enable the fabrication of certain elements off-site before they are assembled later. This technique is included in the Barrio del Aeropuerto 1 project, which is currently in the drafting phase.

Furthermore, the planning of municipal public housing includes projects that utilise these systems, such as 170 homes in the districts of Barajas, Moncloa-Aravaca, and Villa de Vallecas, alongside 600 more anticipated through public-private collaboration under the Suma Vivienda Plan.
